Ashdene House Access Statement

Ashdene House is a 5 bedroom B&B all of which are on the first floor. The following statement is a summary of our provision. Please call us if you have any questions not addressed below.


Pre-Arrival

  • Bus stops are within 200mtrs (level walk) for both Kings-Lynn and Hunstanton, both towns are approx 7 miles away. Buses also serve Sandringham Royal Estate 1.5 miles.
  • Mainline Railway station at Kings-Lynn.
  • Local Taxi service has accessible taxi, we can book for you.
  • We have a website.

Arrival & Car Parking Facilities

  • We have ample private parking on gravel with level, paved access to front door.
  • We can assist guests with luggage.
  • Various shops including a chemist are within a ten minute level walk.

Main Entrance & Reception

  • The Front door is always locked, guests have own key.
  • Hallway has woodblock floor.
  • The door is 75cm wide, the hallway is min. 94cm wide X 4.3mtrs to stairs & reception.

Public Areas - General (Internal)

  • The Breakfast room and guest lounge are on the ground floor, both have short pile carpet.
  • There are 14 stairs to the landing and a 90°. turn to the left on the last 5.
  • We have handrails on both sides of the stairs
  • The stairs are 19cm high, 25cm deep, 90cm wide.

Public Areas - WC

  • All bedrooms are en suite with a public WC next to reception on ground floor.
  • Width at handbasin 57cm, WC height 44cm.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

  • Breakfast is served in the breakfast room on ground floor (no steps)
  • Furniture is flexible and can be moved on request.
  • Tables have underspace of 63 cm high by 90cm wide and a table height of 76cm.
  • A microwave cooker is available for guests to cook/ re-heat their own evening meals.

  • There are 5 bedrooms all are en suite and on the first floor.Rooms 1- 4 have ensuite shower cubicles, No. 5 has a bath with shower over. See below for details.
  • All rooms have TV with remote control, two chairs.

  • Room5 (twin) Main door 68cm, bathroom door 71cm, bathroom has step down of 11cm, wc height 44cm, bed height 59cm,bath is 52cm high & has grab handles on each side.

Self-Catering Kitchen

  • Not available but a Microwave oven with necessary cutlery and crockery is available in the guest dining room to cook/re-heat evening meals. There is also a guest fridge in the dining room.

  • Guests level garden with patio (riven slabs) 2 metal tables and chairs plus a lawn area with flower beds around.
  • Garden is on level with carpark and house is floodlit at night.
  • Umbrella's are available at reception.
  • Path from carpark past garden to front door made up of smooth paving slabs.
  • There is a public park across road and extensive wooded walks through the near bye Sandringham estate.

Additional Information

  • No smoking within building but ashtrays are available for use in the garden.
  • Various items available for loan including folding chairs, wind break, thermos flask, walking/shooting stick.
  • Use of cycle store/garage.
  • A guest fridge is available in the dining room for storing medication/wine.
  • Emergency calls - please contact us directly in any emergency.
